We hate to sound like a broken record … well actually, in this case, we don’t! This market is music to our ears!

Did you know that last month, 43% of homes sold above list price, nationwide?

And just when we thought the local news on home values couldn’t get any better, the median sales price for Maui’s single-family homes showed a 19% year-over-year increase! That’s right - we saw even more growth, from $931,000 in February 2021 to $1,110,000 in February 2022.

Here’s how each region stacked up:

  • Lahaina’s median price was $2,430,000

  • Kula ended the month at $1,716,000

  • Kihei had a strong showing at $1,225,000

  • Kahului and Wailuku came in at $875,000 and $874,325, respectively

  • And Makawao/Olinda/Haliimaile finished right behind, at $865,000

And Maui’s condos really decided to show off, with a year-over-year median sales price increase of 30%. From $560,000 in February 2021 to $725,000 in February 2022 - that’s growth anyone can appreciate!

In case you’re wondering how those sales broke down by area …

  • For Wailea/Makena, the median price was $1,527,500

  • Kaanapali’s median reached $1,300,000

  • Kihei’s condos finished the month at $660,000

  • And Napili/Kahana/Honokowai came in at $655,000.

Speaking of things on their way up, we’re still expecting to keep watching those mortgage rates rise! In fact, some experts are anticipating five to seven rate hikes by the Fed over the course of 2022, as they do their best to slow inflation.

For some perspective, we’re inching up from historic lows - this is nothing like the double-digit interest rates of the 80s!

But with home prices continuing to rise and interest rates creeping higher, some potential buyers will eventually get pushed out of the market. So if you’ve been on the fence about selling, it may be time to take the leap, while multiple offers and over-asking-price sales are still the norm!
